A new set of mixed-use residential towers and a companion office building are proposed for Biscayne Boulevard, to be known as 3333 Biscayne.
Owner-developer 3333 Biscayne Boulevard LLC plans to build the structures at 3333 Biscayne Blvd. and 300 NE 34th St. in Edgewater.
The city’s Urban Development Review Board recommended approval.
The residential towers are planned to rise 40 stories and be home to about 635 dwellings, including nine townhomes. The project includes 156,989 square feet of offices and 19,180 square feet of ground floor commercial uses.
The project will also include residential amenities and 1,210 parking spaces.
The site is east of Biscayne Boulevard and south of Northeast 34th Street, a couple of blocks west of Biscayne Bay.
Attorney Edward Martos, representing the developer, said the property’s area is 2.92 acres.
“The property will be subject to a covenant in lieu of unity of title covering all of the parcels described in our enclosed list of addresses and folios…
“Combined, the property and other unified parcels have an area of approximately 434,563 square feet or 9.98 acres,” he said.
Mr. Martos noted the other unified parcels are owned and will be developed by third parties.
He wrote: “The applicant has taken full advantage of the opportunity to develop an entire city block and to utilize some of the unified parcels’ development rights. Project architects have designed three towers and a podium without overwhelming the area.
“An office tower along Biscayne Boulevard prudently avoids realizing its full permitted height and features a staggered design. The two residential towers are positioned diagonally from each other to maximize separation and avoid crowding.
“At the podium level, the project is lined on the north and east façades with nine ground floor townhome units and a courtyard that promise to keep public areas activated,” he wrote.
Mr. Martos said thanks to the property’s ample area and a private agreement among the unified parcels’ owners to allocate development rights among their sites, “the applicant is proud to have produced an outstanding design without the need for waivers, warrants, or exceptions.”
Stantec Architecture Inc. designed the project. A member of the firm told the board the buildings have multiple points of entry so residents “have their own distinctive sense of arrival and access to the parking podium.”
Board Chair Ignacio Permuy said, “Beautiful set of documents. Very well-articulated.”
Board member Robert Behar complimented the developer’s team but said he wished the board had more time to examine and discuss the details of such a large project.
“Overall, it’s a great project,” he said.
Mr. Permuy said he wanted to commend the entire development team for working to deal with the massing and create clear circulation in the set of buildings.
